BIM Execution Plan (BEP) Framework

This BEP framework was developed for a 450,000 sq ft regional hospital project in Texas. It has been anonymized and generalized for use as a reference. The framework covers the minimum requirements that should appear in every project-specific BEP. Actual projects may require additional sections depending on owner requirements, delivery method, and local code constraints.

Note: Our experience across 500+ coordinated projects shows that over-tight clearance tolerances (1-2") increase coordination effort by 30-40% without proportional construction benefit. The 3" hard clash / 6" soft clearance standard balances rigor with practical constructability.

6. Prefabrication Gate Criteria

No MEP prefabrication release is authorized until ALL of the following criteria are met for the release zone:

  1. Clash-free: Zero open hard clashes in the release zone. All soft (clearance) clashes documented and trade-accepted.
  2. LOD verified: All system elements in the release zone modeled at minimum LOD 400 (fabrication-level detail including hangers, supports, connections).
  3. Field-verified: Model-to-field accuracy confirmed within 1" for at least 20% of MEP tie-in points in the release zone (laser scan or physical measurement).
  4. Fabricator-ready: Federated model exported to fabricator's native format (SDS/2, CAMduct, TrimPipe) and confirmed compatible by the fabricator.
  5. BEP-compliant: Model file naming, version, and status meet BEP file standard requirements.
  6. Approved: Gate release form signed by GC BIM lead, MEP coordinator, and fabricator representative.
